Frequent Questions

  • How do I reserve a property?

If you want to reserve a property while we check your references, you will need to pay a reservation fee, or pay your deposit in full.

If we choose not to accept you, you will get this amount refunded in full.

  • Do you accept DSS tenants?

Where we have a number of tenants that apply for the property, priority will be given to those that, in our opinion, are most suitable for caring for the property, for being able to pay on time, and for providing most stability over the long term.

While this does not preclude DSS tenants, a tenant with a long term job will be seen to be more favourable.

  • What fees do you charge?

We do not charge any lease preparation fees or referencing fees.

  • When do I get my deposit back?

After we have checked that the property has been left in a similar condition to what it was at check in, and after proof that utility bills and council tax have been paid in full, we will confirm the deposit amount to be refunded with Safe Desposits Scotland and they will issue the refund after confirming the maount with you.

To ensure this is a swift process, please ensure the property is clean and tidy when you leave, and confirm with Dafe Deposits Scotland when requested.

  • What responsibilities do I have for repairs at the property?

As tenants, you will be responsible for any accidental damage to the property coasued by yourself or any of your guests.

You will also be responsible for ongoing maintenance and renewals of things like light-bulbs, cooker hood filters, fuses, etc.

However, we are responsible for making sure the property is habitable and all items provided are fit for purpose. This means that if the boiler breaks down, or the roof leaks, or the fridge stops working where we have provided it, then all of these are our responsibility to fix.

  • What will the Council Tax cost?

Each of our adverts should show the council tax band. However, if this is missing, you can refer to the Scottish Assessors Association
